Who are you taking advice from? Does your 'know it all neighbour' really know the value of your home, his home or any home for that matter? Unless he/she is a skilled Realtor the answer is probably not. And, if his 'toxic' comments are bothering you, take his/her comments with a grain of salt.
A few months after a local Markham home sold, it came to my attention that one of the neighbours had complained a home on his street should have sold for more money. He felt that homes located in his community should be selling for more money. And, that, his neighbours and their realtors were undervalueing their homes and making mistakes in allowing their homes to be sold for what he suggested were very low prices.
Six months later, this same neighbour sold his home for much less than the identical home he complained about.
The moral of the story is this...don't take advice about the value of your home from anyone if they don't have the stats to back up their claims. Your well meaning neighbour, has an 'unprofessional' opinion of value. Take it for what it is.
