Do you need your own real estate agent to represent you? The house of your dreams has just appeared after countless hours of driving the neighborhood and going through open houses. It's easy, to ask the listing agent to handle the transaction. But, is it wise?
Answer: If you were getting a divorce would you want your own lawyer? Buying a house is exactly the same. Your interests are best represented when you have someone looking out for you. A realtor acting on your behalf will know if you're paying too much or if the terms of the agreement of Purchase and Sale are ones that you can live with.
It doesn't cost you anything to have your own representation. But, it can cost you big time if you don't.
