3 Reasons Why Your Home Will Not Sell
There are only 3 reasons why a home will not sell and they all have to do with the skill of the Realtor you hire. Here they are:
- Your Realtors Writing Skill: Your home will not sell if the words describing your property on MLS are not enticing to buyers and/or their agents. How important are your Realtors writing skills? Even before pictures, words motivate buyers and their agents to choose your home to view ahead of other properties. If they don't show up, your Realtor has no one to sell to.
- Presentation: Your home has not been properly prepared to show to potential buyers; i.e. neutral colour, clutter...etc. Is your Realtor trained in interior design and/or home staging? Understanding and applying the principles home staging are critical to protecting and maximizing the return of equity in the sale of your home.
- Pricing Your Home: Your home is overpriced. It has not been priced/evaluated properly for housing type, location and features. Has your agent been formally trained in the Appraisal process? Did you know that the risk (selling for a lower price) is greater when you overprice your home than when you underprice it? Understanding and 'intentionally' underpricing your home does have it's advantages if your realtor has a game plan, and it's done where this practice is generally accepted.
Do all of these well and you will come out on top. You will sell your home for more money than most homes are selling for in your neighbourhood. Miss just one of these and you will leave money on the table.
